Overall the new centre is progressing well and the swimming pool has now been filled with water. Real progress on site is evident for all to see. However during a recent inspection a problem has arisen and this will regrettably delay the project. The details of the exact problem are in an official draft statement below in blue:-

 

Leisurezone Opening Delayed

Following recent building inspections, a problem has been identified with the installation of fire dampers by the contractor in the new Leisurezone building.

 

Further investigation has confirmed that the installation and operation of the dampers are not in accordance with the design specification, and extensive remedial work will need to be undertaken.

 

Whilst ever effort is being made to identify and agree a solution that will both meet the required standards, and minimise delay, there will inevitably be a delay in completing the building.

 

On present information, our best estimate of practical completion (the point at which the main contractor, Leadbitter, hands over the building to the Operator) is Friday 26 Feb 2010. This is disappointing given assurances by the contractor that the building was on track for handover before Christmas 2009.

 

As has always been the case, a further four weeks is then required to enable the completed building to be fully fitted out and made ready for opening to the public. ( April 1st 2010.)

 

Whilst the delay is regrettable, the Gateway Partners are determined that safety is not compromised in any way, and that the town has a high quality sporting and leisure facility of which it can be proud for many years to come.

 

For your information fire dampers are ‘doors’ in ventilation ductwork, often above ceilings in buildings, and usually between two fire protected areas. They are normally open allowing the passage of air for heating, cooling and ventilation, but, in the event of a fire in a building, they close – preventing the transfer of smoke, fumes or even fire from one protected area to another.

 

Naturally the delay is very disappointing for all however it is reassuring that this issue has been identified prior to completion and opening of the centre to the Community. This information was only confirmed on Friday and I have passed it on to you as soon as I was able to do so. I can only apologise for the delay and hope that like myself you are able to manage the implications of the delay without to much inconvenience.
